Advenir Azora, a Miami-based full-service real estate company with more than 13,000 multifamily units, is known for delivering strong investment returns while cultivating communities where residents and associates thrive. As the portfolio grew, site teams were pulled in many directions. Leasing professionals managed prospect engagement, resident communications, and marketing, while Assistant Community Managers (ACMs) carried heavy administrative workloads. The leadership team also saw inefficiencies emerging from a patchwork of point solutions and manual processes – like many other multifamily operators are all too familiar with.

The Solution: EliseAI + Centralization

To meet these goals, Advenir Azora partnered with EliseAI to implement Agentic AI and EliseCRM across leasing, renewals, collections, maintenance, and resident communications. The first phase focused on improving lead management while centralizing the ACM role, automating repetitive workflows, and building standardized dashboards that gave managers real-time insight into operations.

The shift allowed teams to operate more efficiently while maintaining the company’s high service standards. AI-enabled communication ensured consistent, professional, and empathetic engagement with residents—especially in sensitive areas like collections and renewals.

Performance Management at Scale

The power of automation came to life at Advenir at Adams Farm, a 420 unit community in Greensboro, North Carolina. The property leverages a wide variety of EliseAI products, including LeasingAI, VoiceAI, Delinquency, Renewals, and Maintenance, creating a fully integrated, AI-powered model that spans the full prospect through resident lifecycle.

During rollout, the community experienced turnover in the front office, leaving a single team member to manage the front desk. Rather than performance dropping, the community remained stable and metrics improved. Leasing and touring continued seamlessly through AI and automated scheduling, delinquency decreased, and occupancy increased.

The Advenir at Adams Farm success story quickly became companywide proof of concept. Once leadership reviewed the data, they endorsed expanding centralization across the portfolio. Today, Advenir Azora uses EliseCRM dashboards to track occupancy, leasing velocity, and staff utilization enabling data-driven staffing and operational decisions.

With centralized ACM operations expanding across their portfolio, Advenir Azora has turned their focus towards centralizing aspects of their leasing functions next, alongside a broader push to standardize policies, processes, and reporting across its portfolio. The goal is to ensure every team member operates from the same playbook while technology drives efficiency, insight and provides both a better resident and prospect experience—and also a better experience for Advenir team members.
