Identifying Opportunities for Increased Operational Efficiency

Like many other large owner/operators, MG Properties has been looking to unlock cost savings to mitigate rising operational expenses in a tight capital environment. The MG Properties team recognized that new, force-multiplying AI technology provided by EliseAI created a strategic opportunity to rollout a centralized model that would solve for vacant positions, address staff  turnover and reduce overall payroll costs, motivating them to push centralization across their portfolio.

The Solution: Centralization, Powered by EliseAI

To reduce overhead and improve consistency, MG transitioned onsite administrative functions — including collections, renewals, and resident communications — into a centralized structure supported by EliseAI. The model was first piloted with three top-performing onsite ACMs, each supporting 10 properties.Early wins — including lower delinquency, stronger leasing performance, faster renewal decisions, and higher occupancy — built confidence for a full rollout.Today, a 16-person centralized team supports 64 communities and more than 18,000 units across the MG portfolio. The team includes:

  • 13 Central Services Administrators (CSAs) managing renewals, collections, and resident communications
  • 1 Team Lead providing day-to-day operational oversight
  • 1 Department Head leading strategic initiatives and scale planning
  • 1 Operations Support Specialist managing data, workflows, and reporting

EliseAI automates up to 90% of key workflows across the full resident lifecycle, enabling MG’s lean centralized team to operate efficiently and scale without adding headcount.

Centralization has also reshaped how MG defines onsite roles and career development. The onsite leasing position was redesigned to include more community management responsibilities, giving associates more ownership and impact. At the same time, MG emphasized career paths and promotions within its new centralized model. Many CSAs transitioned from onsite roles — a reflection of the company’s commitment to internal growth and talent retention. Meanwhile, MG continued to manage staffing through natural attrition, allowing the company to right-size gradually without layoffs.

Reflections on a Transformational Partnership

With more than 18,000 units centralized, MG Properties is continuing to expand the model across the remainder of its 33,000-unit portfolio. The company plans to complete centralization of the Assistant Manager role and scale centralized leasing coverage across all regions. A key driver of that effort? Support from EliseAI.
