This pursuit of differentiated, tech-enabled service is reflected in their historically high occupancy rates, their track record of successfully launching new developments, and their multiple Student Housing Board Innovator Awards wins (including one in partnership with EliseAI.)

With $15 billion of assets under management, including over 115 student and multifamily communities across the country with more than 72,000 student beds under management, the Landmark Properties team has shown it is capable of delivering differentiated experiences at scale, across a variety of markets and asset types. At the root of this exceptional service is Landmark Properties’ people, and the impact they create in the lives of their residents. A key focus for the company is leveraging technology and AI to create efficiencies that allow the Landmark team to deliver an elevated and unique living experience.

This constant pursuit of people-first excellence was a key factor in spurring Landmark’s decision to centralize operations at certain assets across their portfolio. Landmark Properties tapped Allison Juachon, CAPS, in February 2025 to spearhead this initiative, promoting her from her role as a Regional Director to Associate Vice President - Centralized Services. As part of her mandate, she set out to reexamine their existing self-guided touring setup, spurred by the desire to reduce platform sprawl and meet the needs of a variety of renter demographics across their portfolio.

The Challenge: Platform Fatigue + App-Based Self-Guided Tour Friction

As Landmark’s team surveyed their tech stack in the process of standing up a centralized services department, the team began to reevaluate their existing self-guided touring solution partnership in light of several core challenges.

For one, platform fatigue was a major issue. Onsite teams were drowning in logins to a variety of different platforms, and having a separate login just to manage self-guided touring felt cumbersome. One of the loudest and most consistent pieces of feedback received from Landmark’s onsite teams was the need to reduce additional platforms in order to improve the onsite employee experience.

Secondly, their incumbent solution required prospects to download a standalone app in order to go on a self-guided tour. For Gen Z students with full phone storage and little patience for App Stores, this was a dealbreaker. In a perfect world, the Landmark Properties team imagined a seamless, browser-based touring experience that didn’t require students to download something they would immediately delete after using.

In light of these two major concerns, the team decided to be an early pilot customer of EliseAI’s AI-Guided Touring (AIGT) product. The trust that the EliseAI team had established with the Landmark Properties team through their award-winning partnership was a good enough reason to try something new… and the feedback they received from the pilot quickly showed them that their faith in EliseAI was well placed.

The Solution: AIGT Knocks Out All Landmark’s Pain Points

EliseAI's AI-Guided Tours (AIGT) product addressed each pain point that the Landmark Properties team was facing, serving as a perfect fit in their existing tech stack. For one, their onsite teams had existing familiarity with EliseAI, and were used to logging into the EliseAI platform to analyze AI conversations and manage leads. This directly addressed the “platform fatigue” issue, and simplified the experience for the team members at the pilot sites.

EliseAI’s AIGT product offered a comprehensive web-based, zero-friction touring experience that made it incredibly seamless for prospects to tour—no more apps, no more logins. EliseAI’s LeasingAI product could provide these AIGT links directly in existing conversation threads, drastically reducing drop-off from lead-to-tour.

AIGT also gave Landmark Properties the full self-service control their prior solution lacked. Today, Landmark's onsite teams can update scripts, add wayfinding markers, toggle amenities on and off instantly all with zero involvement needed from the EliseAI team. However, that isn’t to say EliseAI wasn’t involved in the partnership—in fact, Landmark Properties feels quite the opposite. Throughout their pilot, Landmark’s team consistently saw EliseAI launching new features quickly that were directly based on Landmark's feedback. The accessibility of EliseAI’s software engineering team and willingness to rapidly incorporate Landmark’s insights was a huge advantage for AIGT, and directly aligned with the responsive, partnership-focused approach Landmark had come to expect from Elise.

Beyond that, the AI-infused, responsive, and customizable nature of the AI Guided Touring product perfectly suited an advanced, tech-enabled operator like Landmark Properties. EliseAI's AI-Guided Tours provide real-time wayfinding with interactive markers that guide prospects through tailored itineraries—complete with rich info cards, photos, and text-to-speech playback at each stop. The AI answers prospect questions on the spot (pet policies, amenities, availability), reducing follow-up burden on site teams. Multi-floor navigation ensures prospects can explore units and amenities across levels without getting lost, even in the most complex student housing buildings.

All these features come together to create an incredible self-guided touring experience that better aligns with modern consumer preferences, and leads to better results than traditional self-guided tour tools—something the pilot data showed quite definitely.

The Outcome: Undeniable Conversion Rate Improvements

What started as a 3-property pilot became Landmark's biggest platform decision of the year—the decision to roll out AIGT across all 100+ properties in the Landmark Properties portfolio. While the qualitative feedback and co-development approach of EliseAI were factors, several key metrics sealed the deal when it came to justifying the ROI of the solution.

AI Guided Tours represented 51% of all gross tours conducted at the three pilot sites during the course of the test, while the other self-guided tour platform only generated approximately 10% of tour bookings at the communities it was live on. AIGT went on to drive a 42% increase in after-hours tour volume, with 34% of all AI Guided Tours conducted outside working hours. AIGT converted leads to leases at a 13% rate, whereas the other product converted at 11%—an 18% relative difference in performance that underscores the importance of seamlessly integrated post tour follow-up.

By making the decision to switch their entire portfolio to AI Guided Tours, Landmark Properties delivered on several fronts: improved financial outcomes and conversion rates, an improved prospect journey, and an improved onsite experience. Today, Landmark Properties’ team members have one less system to learn, log into, and manage, while AI seamlessly schedules and conducts tours while continuing to nurture leads throughout the funnel. Through their combination of an innovative centralized operating model and focus on technology-enabled operations, Landmark Properties continues to define what operational excellence looks like in student housing.
